    Hi All,
    We are a Registered Provider with the majority of our properties being in conservation areas.
    I wondered if anyone knows whether we will have to reach EPC bands of C or above with the proposed changes in the Renter’s Rights bill, or whether this won’t apply to us given that we issue licences as opposed to Assured shorthold tenancy agreements?
    I was thinking of applying for EPC exemptions but wonder if this move is actually necessary.
    Any advice would be greatfully received.

    I wouldn’t worry yet, the C is still an idea, no detail has been released and the previous industry consultation was abandoned due to Covid. I think clear guidance won’t be available until 2027 at the earliest. In my experience there will be numerous exemptions even (who knows) for Almshouses as a specific exemption from the Heat Metering Regulations was obtained.

    Current exemptions only last 5 years anyway so registering anything prematurely would not be worth it.

    Thanks very much Tim for your reply,.
    I wasn’t aware that the exemptions only lasted for five years, so as you say, there’s no point putting the cart before the horse as it were, until things are more set in stone. All we can do is wait and see I guess.
