    I’m hearing conflicting advice as regards the need for Energy Performance Certificates for Almshouses. As our residents are not tenants in the normal sense of the word do we need EPCs for their flats? And also is the ruling different according to whether you are registered with the Regulator of Social Housing?

    The advice that we have received is that there is no legal requirement for almshouses to have Energy Performance Certificates (EPCs) irrespective of whether the buildings are listed are not. However, it is recommended that EPCs be obtained as it is likely they will be a requirement in the future and indicate that almshouse charities are abiding by best practice.     My understanding is that every premises must have an EPC every 10 years but there is confusion as to whether this also needs to be done when the property becomes void in between times.
