    I’m wondering whether other charities have a plan in place for redecoration of properties while residents are in place, e.g. every so many years the paint is refreshed? We’ve had a comment relating to a long time resident and are wondering about introducing some kind of policy for periodic redecoration. Any experience or practice comments would be really helpful, thanks.

    Under the terms of our letter of appointment we offer to redecorate each residents property every 5 years through a planned works programme funded from our CMF. The resident can opt not to have any works or just one or two rooms and then we revisit 5 years later. We have a standard pallet of colours and if the resident wishes to have anything different or paper hanging they can purchase these items and the decorating firm carry out as part of the redecorating.

    the firm we use are well known to us, based locally and work with the residents to minimise all disruption whilst they work round the property. we are lucky in our two almshouses have guest rooms and so if we need to relocate someone we can put them in these rooms whilst any redecoration takes place. Vacant properties are often redecorated throughtout also.

    This is the kind of information I am looking for. The purpose built unit of 16 small flats was completed in the mid 80s and a lot of things have not been touched since then. This includes the very small so purpose built kitchens (now deteriorating), tarmac paths (crumbling and cracking) and car park (small spaces and bamboo coming through from next door who try and remove it periodically). Flats have been painted at times usually between residents but we have a couple who have been here more than 20 years. We do not have records of what has been done when.

    Does anyone have a maintenance plan they would not mind sharing? I want to get the stairwells painted but the Trustees deem this as not necessary despite cracks and grubbiness. Quotes were about 3.5-6k for each of the four stairwells. A quote for replacing most of the paths was £15k and declined. I think I need to go to the next Trustee meeting next month with a plan!
