I wanted to share an important update regarding the new Electrical Safety Standards (Extension to the Social Rented Sector) Regulations 2025, which were laid before Parliament in June and comes into force on 1st November 2025.
These new rules extend current private rented sector requirements to social housing providers, meaning all registered landlords will soon need to ensure:
A valid Electrical Installation Condition Report (EICR) at least every 5 years
Portable Appliance Testing (PAT) for all landlord-supplied white goods
Completion of any remedial works within 28 days
Certificates shared with tenants and local authorities when requested
For existing tenancies, there’s a transition period — compliance is required by 1 November 2026.
