The Almshouse I Clerk for only charges a MMC. No allowance is made for different costs. The MMC is set well below HB, but the Trustees do not want to increase at as those residents that are self funding would have to pay more. I think we need to review and perhaps move on from just agreeing what sounds like a fair increase each year…

    All guidance gratefully received.

Is MMC monthly maintenance contribution? Are you registered with regulator? I assume not. We took the view quite some time ago to charge the maximum possible and for residents to claim HB or UC otherwise you are effectively subsidising the local authority. If self funding residents struggle we make sure they can apply to us for grant which means we check their financial position otherwise how do you know they cannot afford to pay? It’s not easy but good luck!

    Hi

Yes Monthly Maintenance contribution and, no not registered. So, hopefully whilst we are subsidising the LA we are not doing anything wrong. Phew! I read all the discussions about calculating different elements and we have done nothing like that and can’t needs to feeling a little anxious! Thanks for the reply Jane

It’s great that we help each other especially in complex areas like WMC/MMC and service charges, valuations, UC/HB Affordable/Social rents never mind the various regulators and legal requirements. It is not easy for clerks or Trustees so well done us! 🥳
