    It’s great that we help each other especially in complex areas like WMC/MMC and service charges, valuations, UC/HB Affordable/Social rents never mind the various regulators and legal requirements. It is not easy for clerks or Trustees so well done us! 🥳

    Is MMC monthly maintenance contribution? Are you registered with regulator? I assume not. We took the view quite some time ago to charge the maximum possible and for residents to claim HB or UC otherwise you are effectively subsidising the local authority. If self funding residents struggle we make sure they can apply to us for grant which means we check their financial position otherwise how do you know they cannot afford to pay? It’s not easy but good luck!

    Dear all,
    We met Matt Kitson from Thomas Lister this morning to show him our development site in order for him to undertake a red book valuation for social rents for what we hope will be our new almshouses. I am going to ask the almshouse association to add their name to the list of experts.

    This matter is most confusing isn’t it? I rather think local authorities each have their own way of dealing with what constitutes a service. Further, we understand a service charge can only be charged if a social rent (wmc) is in place rather than an affordable rent, the method of calculating wmc increases being different for each, of course. We would be interested to get to the bottom of this if indeed a bottom can be located!

    Dear N Carter, I thought I had replied to thank you so apologies for it not appearing! It’s the 1999 figure we need but comparable figures are tricky to ascertain and that’s the skill. However we may just have found someone… fingers crossed!

    Anne, thank you – we are pretty much up to speed on HA rates but we need advice on setting the base to calculate the rent (WMC) which I believe is the 1999 freehold value of similar sized properties. It’s a niche valuation. But necessary!
    Anyone?? 🙂
