Thank you, once again, William for your response to this post. It does feel out of proportion for small almshouses. We have 42 flats, two wardens and myself. Although I am 56, I am not planning retirement in the next 4 years so that leaves me two stark options.

Unlike you, I do make housing decisions and am solely response for housing management. However, to undertake such a qualification when I already hold a BA Hons seems unnecessary. I agree a more relevant qualification with a smaller commitment would seem much more proportionate.

I am preparing a briefing paper for my Trustees for the next meeting and, ultimately, it will be their decision on how they wish to proceed.

I keep returning to, this is not mandatory, for Almshouses….

Thank you William. We have just done exactly the same re the rejection. I am awaiting any response to that!

It is reassuring to know that other Almshouses are taking a similar position. With all of the reforms, it now feels like we are unable to refuse on legitimate grounds without challenge. Hopefully there will be no such challenge to our response.

As I said we do not allow smoking in flats, communal areas or indeed anywhere on the property, ie car parks. We currently have someone who is going out and across the car park and off site at 3am, 4am etc to smoke we suspect.

It is a very difficult situation to manage.

I spoke to CIH Tina and they advised that as I already hold a level 5 qualification it would be more appropriate to go straight for the Level 5. Also, I am the only member of staff that deals with housing management. My trustees are hands off.

I really do not think I can get away with a level 4.
