We cap our WMC at the local housing allowance rate now. When we had to increase our WMC quite drastically to compensate for not raising incrementally over the years (therefore leaving it well below the HA rate at the time), we offered a rebate for residents experiencing hardship.

We charge our first payment one month in arrears, too, so nothing up-front.

Hi Catherine, I remember a post on here where someone advised their resident to create a diary/log book of the noise, so perhaps if the resident is able to provide one then you could consider this in their case to move? We have allowed residents to move internally to other properties when a vacancy has become available and they have a good reason.
