    Hi Nick,

    Thanks for your prompt feedback. I am sure we are not alone in this.

    And yes, the AI works wonders! I wanted to know if anyone here had asked for a deposit at some point. if yes, what was the experience.
    As I understand, taking a deposit is not recommended but not legally prohibited.

    To be clear, we are just researching this option.

    Hello, Sam.

    We had a recent Fire Safety inspection in our almshouses. Although our almshouses are bungalows with separate exits, the inspector advised us to keep fire blankets, but fire extinguishers are not necessary in our case. We do not encourage residents to use blankets in case of fire, but we learned that it is comforting for them to know they have them.

    There are no legal requirements in place for our type of housing to provide fire extinguishers and/ or blankets inside each flat/bungalow, but only in common areas.

    Hello,

    I am the clerk for my organisation – CIO. We do not have a minutes book as such, as it is not required.
    I found it time saving to pre-type minutes for the meeting, correct them during the meeting, and review them afterwards. The approved minutes are signed by the Chair and kept as both printed and digital copies. This is a precaution in case of a loss of our digital data.

    Hello Yvonne,
    Before we assisted the resident in arranging a regular cleaner, they had previously hired cleaners for one-off deep cleans. This was because the resident preferred not to spend money on regular cleaning services.
    We are now considering to add a point to our Residents’ Handbook stating that residents are responsible for keeping their premises tidy and clean. If a resident fails to clean or declutter within one month after receiving a formal notification from the charity, the charity reserves the right to appoint a cleaner. The cost of this service will be added to the resident’s WMC.

    Hi Claire,

    We encountered this issue with one of our residents. Our Residents’ Handbook, which is based on the AA sample, includes a clause requiring residents to keep the property tidy. Failure to do so constitutes a breach of the licence agreement and may provide grounds for terminating the resident’s appointment.

    In our case, we addressed the matter directly with the resident. Although the process was challenging and time-consuming, he ultimately agreed to hire regular cleaners. We assisted him in arranging this service.

    Dear All,

    I thought I will report back. We had to relocate the resident based on the damp surveyor report and further extensive work. Luckily, we had another property available ready for renovation so we did relocate the resident to our own property. We have involve the insurance so I expect the some revenue loss will be reimbursed.

    Hello,
    Our organisation moved on from Trust to the CIO in 2019. It was pretty straight forward transition for us.
    Your next legal form should be the one that fits your organisational needs. For us CIO was the best option. The CIO members are the Trustees of the Charity with limited liabilities. the CIO reports to Charity Commission only.

    If you become a company, there will be limited liabilities too, but it will involve more reporting. You will have to register with Charity Commission and Companies House and, of course, report to both based on your income/ employees.

    Hello Anne,

    This is an interesting subject. We do not have a separate policy on independent living, but just a mention in the residents handbook. However, AA runs a webinar on independent living on 14/05 where the experts can comment on creating a policy etc.
