    Hello,

    We have introduced key lock boxes for third party’s and emergency services. The emergency services have the codes for the lock boxes. We then provided the residents with a number to call if they need help with plumbing, elctricity, remedial works etc. The call handling company have been provided with a list of local trusted people who we have used to complete work at the almhouse. and in a serious situation, a trustee would be contacted.

    We no longer have a warden and are still in the trial phase of this new system, but it seems to be working. We had to get creative as we couldn’t find a company local to us who would assist as we have 40 residents.

    We use message direct to do this.

    It would be a good idea to check with the local council where the closest defib is in respect of your Almshouse, as there may be one closer than you think and they may also be happy to cover the cost or pay for one to be installed in a nearby area.

    Hi,

    We are an Almshouse of about 30 properties. We recently had an old boiler replaced with 3 new boilers which are very modern and worth the investment. This was done by a company called Buswells, we are based in Devon so this might be too far for them to travel.

    We are a Grade Two listed stone built Terrace.

    They may be able to assist you with some queries or advice, but they may charge for this.

    Hi Malcolm,

    I would be inclined to go back to the council and have them set out clearly in a letter the new regulation they are referring to and explain to them that Alms-houses are not classified in the same way as “landlord” and tenants”. We also do not provide heating throughout the year and advise residents to use electric or oil heaters to make up any difference at their own expense.

    There is a big financial difference between the heating being “available” and “twitched on” 24/7.

    Hello,

    Have the council advised you that the heating must be on during the summer months? This would seem rather peculiar given most people do not have their heating on 24/7 during the year.
