    Hi.
    I would find it really helpful if the Almshouse Association could highlight in any policy update what the changes are from their previous version . It can be really time consuming trying to spot often very minor tweaks in a new version. We dont use the policies verbatim so cannot just replace one for another.

    In answer to your question I check most annually. though dont have quite as many as William has.

    We have always done annual inspections so the residents consider it normal, we have 2 Trustees, 1 member of staff and our maintenance person squeeze in. Its a good chance to pick up on maintenance issues that go unnoticed, look for where new kitchens/bathrooms need prioritising, test the Co2 alarms, check silicon seals around sanitary ware and kitchens etc all whilst someone chats to the resident re their wellbeing and any concerns. This year our maintenance person even managed to silicon spray all the window tracks where there’s double glazing which saved making appointments at every property. It takes a good chunk of time but is worth the effort to keep on top of all responsibilities and look after the properties.

    Hi. We are in the process of the the application whilst also intending to merge with a smaller almshouse. Please be aware that the Charity Commission response time is now 27 weeks. You will need to have patience! And yes the solicitors fees are not cheap
