Almshouse Association Christmas Fund

Christmas Fund now open!

Christmas is once again almost upon us and we are very happy to be able to announce that requests for Christmas vouchers for almshouse residents are now being taken.

As many of you are aware, every year at the bequest of a late benefactor, The Almshouse Association is able to offer Christmas vouchers to almshouse residents of member charities who are (or will be) 90 years old or older on the 25th December 2021.

Member charities will need to apply for Christmas vouchers by completing and sending in our Christmas Fund application form.

Please be aware that the closing date for applications is 12th November 2021 and because the fund is limited, vouchers will be issued on a first come, first served basis*.

*We politely request that if your charity is able to afford a small gift to your residents that you do not apply .

The Almshouse Association Christmas Fund derives its origin from a generous legacy left to the Association over 70 years ago by Major Allnatt, a successful businessman and philanthropist who worked closely with and supported our founding General Secretary, Leonard Hackett. It was important to Major Allnatt that his gift remained a secret until his death, many years ago now, but his legacy lives on in the form of a gift to every almshouse resident over 90 every Christmas.

Rising Energy Costs

The Almshouse Association Statement on Rising Energy Costs

Members of The Almshouse Association have been in touch to ask what support might be in place for charities who are facing significant increases in the cost of energy. Many are concerned about the impact this may have on WMCs and how this may affect residents.

Unfortunately, almshouses, and charities generally, do not benefit from any special rates when it comes to energy. We would normally advise members to switch providers for a cheaper deal, but currently it is extremely unlikely that switching would achieve a lower tariff.

The appropriate time to review costs is at your annual WMC uplift date.

The Association would currently advise that members evaluate the financial position, the current WMC and their residents’ ability to pay without hardship. This should help you decide. The guidance from various sources is that costs will remain high and may climb higher.

What are our options to balance the books?

These might include adjusting WMCs if there is capacity to do so without causing financial hardship, or potentially exploring using charity funds to subsidise the increase in the short term. Trustees should decide what is the most appropriate solution for their individual circumstances. It would be advisable to discuss your circumstances with your energy provider to see whether additional support may be available to the charity or residents.

The Association is looking to work with the Government to call for charities to receive safeguards from future price fluctuations.

Department of Levelling Up, Housing and Communities

The Almshouse Association has advised its members to follow this guidance throughout the pandemic when considering Setting Aside an appointment. Members in England can now return to pre-pandemic procedures.

Charity Commission

  • Charity Fraud Awareness Week 2021 – The Charity Commission has announced that Charity Fraud Awareness Week 2021 will take place the week commencing 18 October 2021. The purpose of the week is to raise awareness of fraud and cybercrime affecting the sector and to create a safe space for charities and their supporters to talk about fraud and share good practice.

Wales

  • Six-month notice periods extended until end of 2021 – The Welsh government has announced that six-month notice periods will remain in place until at least the end of December as part of COVID-related protections.

    This continues the situation of the last 18 months which the Almshouse Association has encouraged our Welsh members to follow as best practice.
    Exemptions from the rule in instances of anti-social behaviour or domestic violence still remain in place. More information can be found here.

Inside Housing: Open alms: the almshouse charities building new homes

Inside Housing has recently published an indepth article on almshouses and how we are experiencing a groundswell of interest in almshouse development.

Almshouse Association CEO Nick Phillips was interviewed for the piece together with a number of other leading figures in the almshouse and building sectors, including Dr Alison Pooley and Anne Taylor, chief executive of Thorngate Churcher Trust.

“Almshouses: a few, often centuries-old homes dotted around the country. Blink and you might miss them. Or will you?

The numbers may be small: 30,000 almshouses across England and Wales provide low-cost housing for around 36,000 people who are mainly, but not exclusively, older. Yet in recent years, these charity-owned homes, the oldest dating from the 10th century, have been steadily growing in number.

Records are patchy, says Nick Phillips, chief executive of umbrella organisation The Almshouse Association, but he estimates that almshouse charities are today building between 700 and 800 new homes a year, up from just a few hundred annually 20 years ago. He wants to sustain that momentum. “We would like to support almshouses to build another 5,000 between now and 2030,” he says.

So what is behind the trend, how are today’s new almshouses taking shape – and being paid for – and are they offering something that other affordable housing providers do not?”

Mind the Gap! Supporting Mental Health Day

Mind the Gap!  The Almshouse Association joins Hornby in supporting World Mental Health Day on the 10th October 2021

The Almshouse Association has a special collaboration with Hornby. The launch of their new Almshouse Model, earlier in 2021, really highlights the increased awareness that no village, town or city landscape is complete without at almshouse! However small!

Hornby will be hosting a virtual event to raise awareness of mental health and the positive impact that hobbies have on supporting mental health. Click here to find out how you can get involved.

The Almshouse Association is delighted to be involved in this event. Our CEO, Nick Phillips, has recorded a short message highlighting the community spirit of almshouses and how they bring residents together to enjoy group activities that alleviate isolation and encourage hobbies that support mental health.

Association’s 2021 AGM

Our seventieth Annual General Meeting took place virtually on 29 September 2021 at 10am.

Main Business of seventieth AGM:

HRH joins Le Personne Homes 80th Celebrations!

The Almshouse Association is very grateful to our Royal Patrons for their commitment to our members this year.  CEO of The Almshouse Association, Nick Phillips is seen here with HRH The Duke of Gloucester and trustees at Le Personne Homes.

HRH The Prince of Wales visited the Bond’s Hospital Almshouses in May and HRH The Duke of Gloucester has had an incredibly busy September!

Following his visit to St Mary Magdalen almshouses in Colchester to join in the celebrations for their 900th anniversary and Winnocks and Kendall almshouses where he viewed the nine fabulous new almshouses built next to the original 17th Century almshouses right in the heart of the community in Colchester,  on 22 September HRH made a visit to Caterham to celebrate an 80th anniversary!

The Le Personne Homes in Banstead Road, Caterham, were delighted to receive a visit from HRH The Duke of Gloucester who was welcomed by The Lord Lieutenant of Surrey, Michael More-Molyneux and presented to Simon Morrow Chairman Tanbridge District Council, Sarah More-Molyneux, Nick Phillips Chief Executive of The Almshouse Association, Eithne Webster Chair of Le Personne Almshouses, Mr Patrick Cannon Vice Chairman and Mrs Wendy Hulme Warden.

The Duke met staff and trustees and toured the homes meeting residents. The Duke heard about the history of the Trust and the achievements of Henrietta le Personne and was very pleased to be asked to unveil a plaque to commemorate his special visit.

Our 75th anniversary garden party!

On the 8th September 2021, The Almshouse Association joined with our members, who have been holding parties all over the UK to celebrate both their own special events and landmarks and the Association’s 75th anniversary, by holding a special garden party in the beautiful grounds of Bucklebury House in Berkshire.

Bucklebury House forms part of the Bucklebury Estate which is owned by Almshouse Association Trustee and Berkshire High Sheriff, Willie Hartley Russell. Willie very generously offered his grounds and marquee to the Association when covid restrictions and venue closures thwarted our previous plans.

On the day, the weather was incredibly kind to us and after such a long time of being unable to get out and meet with trustees, members, supporters and ambassadors, it was just so wonderful to be able to ‘step outside’ and greet old friends again!

The day started at 12.30 (slightly earlier for Association staff setting up the event!) when guests were greeted by CEO Nick Phillips and the team and invited to enjoy drinks and canapes in the beautiful gardens of Bucklebury House.

We were blessed with stunning weather that really lit up the smiles on everyone’s faces as friends and colleagues greeted each other for often the first time in almost two years. So much has happened, there was lots to catch up on!

At 1.30 everyone was invited into the celebration marquee and Chair of The Almshouse Association, Elizabeth Fathi opened the Garden Party.

Liz warmly welcomed everyone and talked about almshouses through the ages from their philanthropic beginnings in the 10th Century to the exemplar 21st Century new builds and renovations. Between them these provide safe, secure independent homes within a compassionate community for over 36,000 people and there are hundreds more in planning!

The Chair then introduced a very special video message from HRH The Prince of Wales, who has been the Royal Patron of The Almshouse Association since 1992 and instigated the annual Patron’s Award to recognise outstanding almshouse projects.

” Ladies and Gentlemen, the 75th anniversary of The Almshouse Association is a great opportunity to recognise and celebrate the achievements of all the member charities and the work of the Association over the decades. For this reason, I am only so very sorry I am unable to join you in person during your celebrations, but I will be thinking of you and raising a toast to you all!

Now, as Patron of The Almshouse Association since 1992, I know from my many visits to almshouses that your work in managing these extraordinary homes is of such great value, not only to the residents, but also the local community and to the wider society…”

Next, the Association’s CEO Nick Phillips spoke of the roots of The Almshouse Association; from a small meeting of minds of a few forward-thinking representatives of London Almshouses to where we find ourselves today with 1600 member charities, all independent but all sharing the same values and dedication to providing homes to people in need and preservation of our small but mighty humanitarian institution.

Nick introduced the new research being undertaken that we hope will aid better understanding of the importance of almshouses, not just for their compassionate and charitable benefits, or the splendid heritage and beauty of many of the buildings, but with facts and figures. These, together with the help of strong representation through our trustees, ambassadors and supporters, will demonstrate how significant a role almshouses play in the provision of exemplar affordable housing that can save the government millions of pounds every year.

A short break followed and guests were given an opportunity to explore more of the ‘series of rooms’ that form part of the gardens.

The gardens were first established in the twelfth century by the Benedictine monks of Reading Abbey who designed an elaborate system of seven fishponds which feed into each other and grew herbs and flowers for medicinal purposes. These gardens were later lost and the current, wonderful gardens were created by Willie Hartley Russell. Guests were then treated to a special poetry reading by Association Ambassador and renowned poet Kevin Crossley-Holland who had written a new poem dedicated to The Almshouse Association to commemorate our 75th anniversary. The poem is called ‘An alms-basket’ and really captures the spirit and warmth of almshouses. A copy can be downloaded here.

It was then a great honour for Chair of the Awards Committee, Simon Pott to welcome special guest the Right Honourable Theresa May MP to the stage. Simon spoke about the different awards and introduced each award recipient.

Theresa May presented each of the charities that were able to be there on the day with certificates for the 2019 Garden and People Award and was very happy to pose for photos with them all. The award winners were Lady Lumley’s Almshouses, Thornton-le-dale, North Yorkshire; Partis College, Bath, Somerset; Yardley Great Trust, Birmingham; St Joseph’s Homestead, Stratford-upon-Avon; Guild Cottages at the Municipal Charities of Stratford-Upon-Avon and The Day Foundation, Coddenham, Suffolk

And, after waiting very patiently for more than 2 years, the award winners of the 2018 Patron’s Award were presented with their Patron’s award shields by Theresa May. We hope that they will now finally be able to take pride of place outside their inspired almshouse developments.

A delicious afternoon tea of delicate sandwiches and a tasty selection of pastries and cakes was then served; sparkling drinks were raised to toast the celebration when Trustee and host, Willie Hartley Russell joined Chair, Elizabeth Fathi to cut The Almshouse Association’s 75th anniversary cake. During the tea, guests were treated to a video of photographs from charities and events that have taken place over the years and all over the country – click here if you would like to take a peek!

As the day drew to a close and no more cake could be eaten, CEO Nick Phillips announced the winner and runner up of our summer photo competition. Their wonderful photos can be found here .

Elizabeth Fathi then presented Willie Hartley Russell with a commemorative garden spade and tie to thank him for opening up his beautiful gardens to celebrate The Almshouse Association’s 75th Anniversary and making it a day to remember.

Despite the pandemic thwarting our plans for a big celebration open to all our members, it was a joyous day and we came away feeling that we had done the forefathers of the Association proud.

We thank everyone who shared the day with us for making it so special and all our members who have held celebrations around the country.

We are very much looking forward to being able to see and welcome many more of our members at The Members Day 2022 next June!
